What should I do before I move in?

Before you move in to your new rental property, do an entry inspection to record the conditions of the property with your Landlord or Real Estate Agent. If possible, do this during the day rather than at night time. This will allow you to view the external features of the property and record the conditions on the inspection sheet.

There is no definition for "partly furnished" or "fully furnished", so use the inspection sheet to record the any furniture included in the lease agreement, as well as the condition of all aspects of the property.

Take a camera with you during the inspection and take dated photographs of all existing damages. These might come in handy should you have any disputes with the landlord regarding damages and your bond refund.

Keep a copy of the completed inspection sheets and the photographs.
